As Development Consultants Edmond Harcourt would:

• Undertake an initial site appraisal with our specialist professional team to establish if the principle of development is likely to be acceptable and technically deliverable.
• Identify and assess viable, implementable, and deliverable development land opportunities, through the use of current property and planning technology.
• Work in conjunction with the landowners to undertake an Expression of Interest exercise with selected Developers and Promoters with a view to appointing the preferred Partner to bring forward the land through the planning system.
• Once planning permission is secured, we will assist in marketing the land in accordance with an agreed marketing strategy and manage the valuation process in accordance with the RICS Red Book Valuation guidelines.  Ensuring values are maximised and development costs are minimised.

As Land Promoters Edmond Harcourt would:

• Under a Planning Promotion Agreement work transparently with the landowner to promotes their land, secure planning permission and seek to deliver maximum land values and minimise development costs.
• Through their experience of the strategic promotion of residential, commercial, mixed use and renewable energy projects, Edmond Harcourt seek to unlock the development value of the land, without cost or risk to the landowner.
• On planning permission being secured Edmond Harcourt would, through an agreed marketing strategy, manage the sale of the land in the open market to realise the full land value for the landowner.
• At all key stages involve the landowner to ensure sound decisions are taken at each step of the planning and development journey.

Timing is key to the success of development opportunities as well as the duration of the agreement with the Developer/ Promoter.  We work to establish a realistic time frame for bringing forward the opportunity and promoting the land through the Development Plan and / or the planning application process.

Assisting the landowner in taking at an early stage specialist advice on the implications of the uplift in value of the land resulting from the grant of planning permission and ensuring that the development agreement with the developer / promoter is drafted to ensure the landowners legal and tax interests are properly protected.
